The design guidelines the Town adopted for Canyon Falls in 2008 describe a master-planned community of about 1,242 acres in Flower Mound, Northlake and Argyle's extraterritorial jurisdiction, and they require builders to meet each town's latest building standards, the more restrictive rule applying. About 626 acres are in Flower Mound, its homes on about 310.8 acres of residential records. The land was annexed in 1999 as part of the Denton Creek District and stayed undeveloped until the Canyon Falls project was approved in 2008.
For a Flower Mound address, the Town issues the permits. PD-98's rules for pools, spas, decks and equipment
Planned Development 98, created by the Town's Ordinance 19-08 in 2008 and amended in 2012, 2013, 2015 and 2018, covers about 99.8% of the Flower Mound records and requires a mandatory property owners' association. Its residential design guidelines send any and all improvements to the Canyon Falls Design Review Committee for approval before construction starts, remodeling and additions included.
The guidelines keep pools, spas and decks on single-family detached lots out of the required minimum side yards. In 2018, Ordinance 02-18 cut the minimum side yard on certain Single-Family District-10 lots in Village 5 from 10 feet to 7.5 feet and returned Village 4B's lots to the standard SF-10 setbacks. Pool equipment visible from a street or common area, or set on a property line, has to be screened by walls, plantings or both. PD-98 names pools, spas and decks, not water features, so ask whether a raised wall or rock waterfall counts against the side yard.
The Canyon Falls HOA's current design guidelines sit behind its resident login, so check them for water features, lighting and noise before anything is ordered. Under the Town's amended pool code, altering a pool or a system the code regulates needs permits first; whether a new feature does is a question for Building Inspections.

PD-98's plan created two in-stream ponds on Graham Branch, each about 2 to 3 acres, with aerator fountains to treat and detain runoff. Its guidelines ask for sight lines to drainageways, open areas, water features and scenic horizons to be kept as far as possible, and put the garage on the far side of any lot whose side faces a water feature, drainageway or park. The Town counts 200 acres of natural open space in the Graham Branch Creek Preserve, and its 10.5-acre Canyon Falls Park has a shaded splash pad that runs on treated, recirculated water.
None of that sets the rules for a backyard feature. Pentair sizes the flow for its waterfalls at roughly 15 gallons per minute per foot of waterfall length and calls for clean water from a cartridge filter of 20 microns or finer, and for a raised wall it lists the wall's thickness, the thickness of the tile or stone and the weight of the covering concrete or stone as the things to plan for. The American Shotcrete Association adds that a wall wet on one face and drying on the other needs to be made watertight, or the water passing through leaches calcium and wears it down over time. The USDA soil survey maps 16 soil map units inside the Flower Mound records of Canyon Falls. By main soil, Gasil covers about 24.3% of the land, Somervell 17.5%, Sanger 11.1%, Birome 9.4% and Branyon 7.5%, and the largest single unit is Somervell gravelly loam on 1 to 5 percent slopes. About 20.9% of the land, in Somervell gravelly loam and Aledo gravelly clay loam, is rated limited for homes because of depth to hard bedrock, which Timber Creek, Wellington and Bridlewood don't show at all. Another 38.4% lies in map units rated “Very limited” for shrink-swell, including Branyon clay at a linear extensibility of 13 and Sanger clay at 9.1.
Soil maps describe an area, not one yard, so trenching for a feature's supply line or setting the footing for a raised wall starts with what the ground on your lot turns out to be.
Schools, trails and the Town's water lines
About 94.6% of the Flower Mound part is zoned to Argyle ISD, at Hilltop Elementary, Argyle Middle and Argyle High, and 3.4% to Northwest ISD. About 5.15 miles of trail and bike route run inside the records, and the Town's utility map shows about 8.4 miles of potable water main there, all laid in the 2010s and 2020s, under a planned development that requires building to follow the Canyon Falls Water Master Plan.
