What the Architectural Control Committee asks for

Wellington of Flower Mound Residential Association reviews outside changes through its Architectural Control Committee. The committee's posted FAQ says alterations or additions to the exterior of a property must be approved in writing before the project starts, and that work done without approval may have to be removed or reversed. By that document the volunteer committee has up to 31 days (the HOA's web page says 30) and usually takes 5 to 10, and the most common reason for a denial is too little information.

Pool documents, and a question to ask first

For pools and spas, the committee's application guide wants a drawing or plat map showing the pool and its equipment, information on the materials, and a drawing or photo of the design, and its guidelines prohibit construction access across HOA property. None of the public documents mentions tanning ledges, pool steps or changes to an existing pool, and Article X of the declaration, the committee's own article, isn't among the posted documents. Ask the committee whether your ledge or steps need an application, with the plat map, material list and design drawing ready, and remember that the HOA treats a Town permit and its own approval as two separate things.

Decks, enclosures and equipment

The guidelines consider concrete resurfacing only behind fences, never on front porches, walkways or driveways. A pool enclosure stays inside a side or rear perimeter fence, no more than 6 feet tall and designed not to be climbable. On lots with tubular steel perimeter fencing, ACC Bulletin #6 of May 13, 2003 lets owners screen pool or spa equipment with bushes big enough to hide it once planted, or with brick or stone matching the house. The Town's permit and the setback lines

PD-34 lets private swimming pools and spas stand as an accessory use on single-family lots once the requirements for a building permit are met. A ledge or new steps alter the pool itself, and the Town's amended pool code puts the permits before any alteration; a job with several outdoor projects goes under an umbrella permit rather than a pool permit.

Wherever a ledge widens the shell, the Town's lines still apply: no pool in the front yard or in an easement, 5 feet or more from side and rear property lines, and clear of any building with a foundation by 3 feet and by no less than the pool's depth, unless a sealed engineered design allows closer. Sandy loams, clay loams and new concrete

The USDA soil survey maps 13 soil map units inside Wellington's records. By main soil, Konsil covers about 23.9% of the land, Gasil 21.2%, Wilson 19.4%, Silawa 12.8% and Birome 12.7%, and Wilson clay loam is the largest single unit. Shrink-swell puts about 26.2% of the land in the “Very limited” class for homes, mainly Wilson and Navo clay loams at a linear extensibility of 7.5, against 33.9% town-wide, and about 34.9%, the sandy Gasil, Silawa and Silstid soils at 1.5 to 1.8, is “Not limited”.

For the joint, the American Shotcrete Association asks for a roughened, clean, damp old surface, no bonding agent between old and new, and at least 7 days of curing. The HOA pools, a log house and Post Oak Park

Wellington's shared pools are public pools in the Town's eyes, covered by its public-pool article and the state standards it adopts, unlike a backyard pool. The association lists its main pool and toddler pool behind the clubhouse at 3520 Furlong Drive and a junior Olympic-size west pool with cabanas and a playground at 3300 Mandalay Drive, open from April 10 to October 5 in 2026. It dates the community to 1995 and the pools' refurbishment to 2017, and the Town's permit search holds the 2002 permit for the west pool site.

About 66 meters from the records stands the Town's Gibson-Grant Log House at 3615 Grant Court, built in 1860–1861 from logs that tree-ring dating shows were cut between 1857 and 1860, and opened by the Town in 2021. Post Oak Park, with a fishing pond, boardwalk and observation deck, touches the neighborhood, and about 4.03 miles of Town trail run inside, the Bluebonnet Trail the longest stretch. About 73.3% of Wellington's area is zoned to Wellington Elementary, McKamy Middle and Flower Mound High.
