The Town's parcel records give a year built for 1,213 parcels inside Bridlewood's subdivision records, from 1996 to 2016, with a median of 1999. The median home has 3,613 square feet of building and 938 (77.3%) have 3,000 or more; the median parcel is 0.2933 acre, 902 (74.4%) reach a quarter acre and 100 (8.2%) half an acre. The HOA's own house-size ranges include 3,800–5,500 square feet in Steeplechase and 4,600–6,800 in The Reserve. Of the two Census block groups lying mostly inside, block group 1 of tract 217.48 has 622 units, all detached and owner-occupied, and a median home value of $737,900 (±$61,321) in 2020–2024 survey estimates, and block group 2 of tract 217.49 has a median value of $882,200 (±$76,114); those are the block groups' figures.

Pool permits on Bridlewood addresses

The Town's permit search holds 678 swimming-pool permits on Bridlewood's residential addresses since 1999, 673 of them for new pools, or about 51.9 for every 100 residential address points. Most came early: 541 in 1999–2005, with a peak of 105 in 2000, against 27 in 2020–2026. A permit isn't a pool, and the search doesn't say whether a pool has a spa.

The HOA's recorded rules for hot tubs and spas

Bridlewood Homeowners Association's Amended and Restated Design Guidelines were recorded with the Denton County Clerk on December 7, 2023, replacing the original guidelines in full. Almost every exterior project that visibly changes a Bridlewood home or lot needs the Architectural Review Committee's approval before work begins, with no exemptions or automatic approvals.

On hot tubs and spas, the guidelines keep a spa out of public view and limit it to side and rear yards, one per lot. Piped drainage to the golf course, common areas or neighboring lots isn't allowed; gazebos, covers, trellises and decking get their own review; all spa equipment is screened on every side by a cedar privacy fence or shrubs; and a spa may not be left to go stagnant. The application wants a catalogue clipping or photo, a description, the color, material and dimensions, and a plot plan showing the equipment, existing structures and property.

The pool page, and which page applies

A separate page on pools keeps them and their decks out of easements and at least 5 feet from any property line, wants pool equipment next to the house behind a 6-foot cedar privacy fence unless the committee agrees otherwise, and asks that excess soil leave the community and that overflow never run onto neighbors, the golf course or greenbelts. The committee won't review a pool application without the matching Town permit application and detailed plans. The guidelines don't say which page governs a spa built onto an existing pool, so ask the committee.

Meetings and appeals

Applications reach the HOA at least 24 hours before the scheduled meeting, and the committee may take up to 30 days from that meeting to decide. Residents of The Reserve and Windsor Heights also belong to their own associations.

PD-30, the 20-foot line and the Town's spa permit

Ordinance 20-97 of 1997, the Town's ordinance for Planned Development 30, covers about 789 acres, records the developer's agreement to build an eighteen-hole golf course meeting PGA standards, and requires a mandatory homeowners' association; about 86.5% of Bridlewood's records lie inside it. On lots that back onto Glenwick Estates, Pecan Acres, Wildwood Estates, Chinn Chapel Place and Forest Hills Estates it sets a 40-foot rear setback, inside which no swimming pool may come closer than 20 feet to the rear property line. The Town's pool code counts hot tubs and spas as swimming pools, but PD-30 doesn't say whether its 20-foot line reaches a spa, so on a buffer lot ask Building Inspections.

Even a self-contained spa needs a Town permit, because inspectors check its electrical or plumbing work. The spa permit costs $250 under the fees in force from October 1, 2026, with a $120 plan review that counts toward it, and since the committee won't look at a pool application without the Town's, the Town paperwork comes first. Gasil sands, Birome soils and a new spa shell

The USDA soil survey maps 14 soil map units inside Bridlewood's records. By main soil, Gasil covers about 25.4% of the land, Birome 21.9%, Callisburg 20.3% and Wilson 18.8%. Only about 22.1% of the land falls in the shrink-swell “Very limited” class, mostly Wilson clay loam (linear extensibility 7.5); the town-wide share is 33.9%. The Birome soils are another matter: NRCS rates them “Very limited” for slab homes and for concrete drives and walks, mainly because they are too acid, with a High risk of corroding concrete.

A spa built onto a pool is new concrete with its own plumbing; in the 2025 Dallas–Fort Worth price figures, adding one calls for structural work and new plumbing but leaves the pool itself standing. For the structure, the American Shotcrete Association defers to a local engineer who knows pools and spas. NRCS ratings describe soils in general, not any single lot.

The golf course, two HOA pools and Spring Lake Park

The Town's records date the Golf Club at Bridlewood and its Club House to 1996. The HOA's Par Drive pool has a large main pool, a kiddie pool and shade canopies, and the Windsor Pool a main pool, a baby pool, a cabana and the swim team, both open May 1 to October 31. Unlike a backyard spa, those shared pools fall under the Town's public-pool article, and the Town's permit search holds the 1999 permit for the Par Drive pool, finaled on September 28 that year.

Spring Lake Park at 4815 Windmill Lane has a fishing pond and a gazebo, and the HOA adds an amphitheater. About 1.84 miles of Town trail run inside the records, about 568 meters of it equestrian trail, and the Town's Fire Station No. 4 on Bridlewood Boulevard opened in 2010.

A spa with other work on the pool
