That same survey, with a margin of error of 340 units, dates 1,278 of Southlake's homes to the 1980s and 505 to before 1980, against 1,695 from 2000–2009, 1,555 from 2010–2019 and 252 from 2020 or later. The median year built is 1997, give or take a year. Detached single-family houses make up 9,065 of the units, or 94.3%, and owners occupy 8,727 of the 9,229 occupied homes. Owner-occupied homes have a median value of $1,014,500, and the median household income is above the highest figure the Census table shows, $250,000.

From a rural community to a 1980s boom

People moving out of the cities for a rural setting drove what the Handbook of Texas calls phenomenal growth in the 1980s, from 2,808 residents in 1980 to 7,065 in 1990, and by 2000 it had 21,519. The 2020 Census counted 31,265, and the Census Bureau estimates 31,175 for July 1, 2025, of whom 729 live in the city's Denton County part. Fort Worth water and a polished start-up

What the City's water report prints

Southlake's water comes from the City of Fort Worth, and the system holds a Superior rating and the TCEQ's Proactive Water System Award from 2023. The City's water quality report for 2025 data gives total hardness as calcium carbonate of 108 to 150 ppm (6 to 9 grains per gallon) and calcium of 37.6 to 48.1 ppm.

Calcium targets for a new cement finish

Polished finishes are cement-based, and the National Plasterers Council calls testing the fill water no longer optional, since low calcium hardness, pH or alkalinity can etch a new finish. It recommends fill water above 200 ppm calcium hardness, or above 150 ppm for some high-performance finishes, and warns that soft water can pull more than the normal excess of calcium hydroxide out of new plaster and weaken its surface. Calcium hardness can't run higher than total hardness, so by our arithmetic even the top of the City's range, 150 ppm, is below the Council's 200 ppm mark, and a start-up on City water adds calcium rather than taking it out.

The Council's own card raises calcium hardness in stages: to 80–100 ppm on day 1, to 100–150 ppm on day 2, and slowly to at least 200 ppm from day 4, with dissolved calcium chloride added in 10-pound doses several hours apart. It also says proprietary finishes should follow their maker's own fill and start-up instructions. On the bill, the City doesn't count water used to fill or clean a pool toward a leak adjustment.

Codes and permits for pool work in Southlake

Southlake works from the 2021 International Codes with local amendments, in effect since May 1, 2022. Ordinance No. 1254, approved on second reading on April 19, 2022, adopts the 2021 International Swimming Pool and Spa Code to regulate the construction, alteration, renovation, replacement, repair and maintenance of pools and spas in the city, and Ordinance No. 1280 brought in the 2023 National Electrical Code on November 7, 2023. The sentence exempting replastering and resurfacing from permits arrived with the 2024 edition of the model code; the 2021 text the City adopted has no such line.

The City's code pages don't say whether a new polished finish on an existing pool needs a permit. Building Inspections asks anyone unsure which code requirements apply to a project to call before starting. One local amendment applies to public pools only: chain-link fencing may not serve as the barrier at a public pool built after January 1, 1994.

A log house, Town Square and Bob Jones Park

The Handbook of Texas places Southlake seventeen miles north of Fort Worth in northern Tarrant and southern Denton counties and says the scattered community had incorporated by the 1960s. The Southlake Historical Society worked with the City on a replica log house in Bicentennial Park that shows how the early settlers lived. The City's map of points of interest marks Bob Jones Park and the Bob Jones Nature Center & Preserve by Grapevine Reservoir in the north, Southlake Town Square with Town Hall and Rustin Park, Bicentennial Park, the Champions Club at 285 Shady Oaks Drive, the Village at Timarron and Southlake Village.

Under the city, the USDA soil survey's largest unit is Rader fine sandy loam on about 16.8% of the mapped land, at a linear extensibility of 7.5 percent, high on the 1980 Denton County survey's scale, followed by Crosstell fine sandy loam on 12.2% at 9.6, which that scale calls very high. Gasil fine sandy loam, on another 12.2%, and Silstid loamy fine sand, on 8.6%, stay low at 1.8 and 1.5; mapped water makes up about 3.0%. On the National Plasterers Council's scale, polished is an 8 to 12 year surface and an upgraded-cost finish, between white plaster at 5 to 8 years and quartz at 10 to 15, with pebble longest at 12 to 18. From prep to polishing day

  1. Test the fill water

    The water is tested for pH, alkalinity, calcium hardness and metals, and the results are set beside the finish maker’s start-up targets.

  2. Call Building Inspections

    The City’s inspectors say which requirements apply to the job before work starts.

  3. Undercut and scratch-coat

    On a pool being refinished, CL Industries cuts the old surface back a minimum of 3 inches from the main drains, lights, return lines and tile, then lays an approved scratch coat before any Hydrazzo.

  4. Apply and cure

    CL’s application sheet puts Hydrazzo on 3/8 to 3/4 inch thick and has it misted in dry heat or wind so it won’t craze during the overnight cure.

  5. Expose and polish

    After an overnight cure, SGM acid-washes Durazzo the next morning, then polishes walls before floor with a light 70-grit diamond pass and a 120-grit pass where swim-outs and spas see heavy contact.

  6. Fill and raise calcium

    With the pool full, calcium hardness is brought up in stages to at least 200 ppm from day 4, and the whole surface is brushed at least twice a day.

Polished finish questions

What is the best material for pool finishes?

There isn't one answer. The National Plasterers Council says any of the common finishes can give years of reliable performance in a well-made, well-maintained pool, provided the owner understands each one's strengths and weaknesses. Its surface-life ratings run from 5 to 8 years for white plaster up to 12 to 18 for pebble, with polished at 8 to 12. CL Industries notes that polishing makes a finish smoother underfoot, while shell and quartz accents add texture.

What time of year is best to put in a polished finish?

No industry body or finish maker we have read names a best month. The National Plasterers Council knows of no standard that limits air temperature for plastering, and its shrinkage-cracking analysis points to wind more than heat: a 100°F day with little wind stays under its critical water-loss level, while sustained wind above 5 mph goes over it. For Hydrazzo, CL Industries' floor is a temperature over 40°F and climbing, with the surrounding air at 60°F or more and climbing.
