Pool Deck Repair in Flower Mound, TX
Flower Mound Pool Resurfacing handles pool deck repair in Flower Mound, Texas: filling or cutting in cracks, repairing damaged edges and worn control joints, and raising slabs that have sunk or tipped beside the pool. Most random cracks that show up early in concrete's life are unsightly but rarely structural, the National Ready Mixed Concrete Association says, so a repair starts by telling those apart from cracks left by a slab that has moved. National averages from 2025 put leveling uneven concrete at $3 to $6 a square foot by mudjacking, or $5 to $25 with foam.

Why pool decks crack, sink and heave
Movement the slab wasn't built for
Concrete grows and shrinks as its moisture and temperature change, the National Ready Mixed Concrete Association explains, and it cracks wherever the design and construction leave no room for that movement; settlement cracks are one of the common kinds. The Association traces the majority of cracks to how the slab was designed and built: joints left out, a poorly prepared subgrade, over-watered concrete, poor finishing, fast drying and little or no curing.
Roots and washed-out soil
In a pool deck case study, Prime Resins, a maker of slab-lifting foam, traced a deck's uneven, sunken slabs to two causes: tree roots heaving the concrete in places, and poor drainage washing the soil out from under other slabs. Guidelines that a Houston geotechnical engineer wrote in 2007 for pools in that city's expansive clay add a warning about trees: where one has been removed or has died, the soil beneath it can go on swelling for several years.
Clay that shrinks and swells
The USDA's Natural Resources Conservation Service measures ground movement as linear extensibility, the change in a soil clod's size as it shrinks and swells; higher values mean more potential to move. Its ratings put the main soil on 33.9 percent of Flower Mound's land in the Very limited class for homes without basements, with shrink-swell as a full-weight reason, while Gasil fine sandy loam, on 7.9 percent of the land at 1 to 3 percent slopes, is Not limited, with a linear extensibility of only 1.8 percent. Soil maps describe areas, not single yards.

Cracks and broken edges
Not every crack gets filled. SUNDEK, a deck coating maker, gives hairline and shrinkage cracks no extra treatment, and instead of filling cracks it can grind them open into a deliberate scoreline pattern, so its coating separates where the concrete has already cracked. Mortex makes minor repairs to damaged edges, depressions and holes just before a Kool Deck topping goes on: the repair is damp with no standing water, its PTA bonder is brushed into the repaired area only, and the holes are packed with topping mix from a rubber float, thick enough to avoid craze cracking. Major cracks and structural damage, Mortex says, are repaired well in advance of any topping.
Control and isolation joints
The 2021 International Swimming Pool and Spa Code asks for deck joints that keep visible cracking within the control joints, a joint wherever a deck meets existing concrete work so the pool isn't damaged when the two move differently, and deck edges radiused or tapered so there are no sharp corners. The National Ready Mixed Concrete Association uses isolation joints to separate a slab from walls, footings and columns, and recommends no more than 15 feet between contraction joints. Mortex's PVC control joint for pool decks, virtually unaffected by chlorine and pool chemicals, encourages the crack to form where it is wanted and has side fins that keep water from running freely to the soil; its Control Joint Replacement Top fits over an existing joint to repair it.
The joint at the coping
Where the deck meets the coping, the code wants the isolation joint watertight, so that deck movement can't reach the coping and its mortar bed. The sealant in that joint, with its own rules on width, depth and cure, is covered under pool mastic and expansion joint repair.

Raising a sunken or heaved pool deck
Prime Resins says that injecting structural polyurethane foam into the voids under settling or rocking slabs can stabilize them and lift them back to their original position without excavation or added weight, and that traditional cement-based methods can fracture or over-lift a slab; it makes the foam, so that is a maker's view. Traditional mudjacking, or slabjacking, pumps a cement-based grout slurry under the slab, while the newer method injects a two-part polyurethane that expands to fill the voids and raise the concrete. In the maker's pool deck case study, every slab with a trip hazard was raised and the voids beneath were filled while the pool stayed open.
The 2021 International Swimming Pool and Spa Code allows no more than 1/4 inch of height difference between a pool deck and an adjoining sidewalk and no more than 3/4 inch of open gap, joint material included, and its 2027 edition wants decks sloped to drain away from the pool or toward the deck drains.
Once the slabs are sound and level, a worn surface can take a new coating, covered under pool deck resurfacing, and a damaged Kool Deck topping can be patched or recoated, covered under cool deck repair and resurfacing. Flower Mound Pool Resurfacing will talk through whether your slabs can be lifted or need replacing.

(469) 526-3886Permits for deck work in Flower Mound
Flower Mound's Building Inspections sorts decks by material. A wood deck always needs a permit. Concrete flatwork needs none as long as three things hold: it isn't structural, it isn't tied into a driveway or the house foundation, and it doesn't sit in the public right-of-way. Nothing in the Town's guidelines covers repairing or lifting a pool deck that is already built, so ask Building Inspections, before the repair starts, whether it needs a permit.
In DISH, one of the towns we serve, soil maps put about 28.4 percent of the mapped land on Slidell clay, whose linear extensibility reaches 10 percent, and about 58.8 percent in soils rated Very limited for homes without basements, with shrink-swell among the reasons; its own page covers pool deck repair in DISH. Flower Mound Pool Resurfacing will talk through the permit question when your deck is measured.

(469) 526-3886Pool deck repair questions and answers
How much does it cost to repair a cracked pool deck?
Typical Dallas–Fort Worth figures for 2026 put structural crack repair ahead of resurfacing at $200 to $800 a crack, depending on how severe it is, and national averages from 2025 put a simple deck repair at $100 to $750. Flower Mound Pool Resurfacing looks at the cracks before pricing them.
What can I use to fill cracks in my pool deck?
It depends on the crack and on what goes over it. SUNDEK fills most cracks with urethane before its coating, while Mortex packs holes and depressions with its own topping mix over PTA bonder ahead of a Kool Deck recoat. Joints take a flexible joint sealant instead, such as W. R. Meadows' DECK-O-SEAL, which is made for pool decks and other concrete that moves.
Can a sunken pool deck be raised?
Prime Resins, which makes slab-lifting foam, says yes: foam injected under settled or rocking slabs can lift them back to where they were without digging them out.
Is it cheaper to repair or replace a deck?
On published figures, repair costs less. National averages from 2025 put a deck repair at $750 to $2,500, while typical Dallas–Fort Worth ranges for 2026 put replacing the concrete of a 500-square-foot pool deck at $8,000 to $15,000. Whether a slab can be saved depends on its condition, which a look at the deck shows.
Do cracks in a pool deck mean structural damage?
Not necessarily. Besides the early random cracks that the National Ready Mixed Concrete Association calls unsightly but rarely structural, it names settlement cracks, where the ground under a slab has moved, among the common kinds, and Mortex wants major cracks and structural damage repaired well before any new topping goes on.
