The 2020 Census counted 1,642 housing units in Oak Point, 1,560 occupied and 82 vacant. In the Census Bureau's 2020–2024 survey estimates, the 2000s are the largest decade, with 816 of 2,275 units, about 35.9%, and 628 more, about 27.6%, date from 2010 to 2019, while 346 have gone up since 2020. The 1990s account for 354 (15.6%), the 1980s for 44 (1.9%) and the years before 1980 for 87 (3.8%). The median year built is 2008, plus or minus two years.
Single-family detached houses make up 2,223 units, about 97.7%; the other 52 are in buildings of five or more units, and the survey finds no mobile homes. Owners live in 1,925 of 2,152 occupied homes, about 89.5%. The median owner-occupied home is valued at $395,900 and the median household income is $126,290, both with wide margins. The 2020 Census counted 4,357 residents, and the Bureau estimates 6,909 for July 1, 2025.

Signs of a worn deck
One deck-coating contractor lists what sends a pool deck to resurfacing: a surround that is cracked, faded, peeling, rough or sun-baked; loose or hollow Kool Deck; cracks around the pool's edges and steps; and wear from chlorine, salt and hard water, since splashback, pool chemicals, irrigation and calcium scale all wear a coating down. Its own restoration starts by pressure-washing off dirt, pool residue, loose coating and chalky old finish, then scraping, grinding and patching hollow or damaged spots so the new system bonds to sound material, before a fresh acrylic knockdown texture and a pigmented glaze.
Coating over an old coating
What is already on the deck decides much of the job. Sider-Crete says an existing cement-based deck coating that is unpainted and unsealed can be recoated, while paint and loose material come off first by water blasting, sandblasting or wire brushing. The deck-coating contractor quoted above also warns that painting over a failed coating can trap the weak layer under the new finish. Makers also disagree on preparing a smooth surface: Sider-Crete recommends an acid wash followed by a neutralizer such as TSP before its coating, while Mortex says not to neutralize with TSP before Kool Deck, because the film it leaves can break the bond. Each instruction holds for that maker's own product.
Cracks and sunken slabs first
The National Ready Mixed Concrete Association counts settlement cracks among the common forms of cracking, and says most early random cracks are unsightly but rarely harm a slab's strength or service life. A new surface doesn't cure a moving base, though: QUIKRETE says reflective cracking can't be fully prevented in a resurfacer, especially where a slab has settled or lacks enough control joints. Sunken or rocking slabs can be raised first, by traditional mudjacking with a pumped cement-based grout or by injecting a two-part polyurethane foam that expands into the voids. Prime Resins, which makes lifting foam, describes one pool deck where tree roots and poor drainage had left slabs uneven, and the slabs were raised and the voids filled while the pool stayed open. For the joints themselves, Mortex sells a PVC control joint made for pool decks, and a replacement cap that slips over joints already in place to mend them or change their color.

Oak Point's development manual lists the 2021 International Residential Code, the 2021 International Building Code and the 2021 Swimming Pool and Spa Code among the codes applicants should consult, and its Building Inspections page adds the 2021 Existing Building and Energy Conservation codes. In that pool code, a deck's structure follows the residential or building code plus the pool code's own deck section. The flattest a deck may be depends on its surface: 1/8 inch of fall per foot for textured concrete finished by hand, and 1/4 inch for exposed aggregate, though another way of keeping water from standing can take the slope's place. It wants deck joints placed so little visible cracking shows outside the control joints, a joint at every place a deck butts against existing concrete so movement between the two can't harm the pool, and deck edges that are radiused or tapered, never sharp. Steps in the deck around a residential pool have uniform risers no taller than 7-1/2 inches and treads at least 10 inches deep.

Pool permits in Oak Point
The City counts pools as accessory structures, alongside sheds, gazebos and ponds, and requires a permit before construction begins, applied for online. The USDA soil survey maps 21 soil units on land inside Oak Point's boundary, with mapped water covering about 3.5% of the area. By map unit, Navo clay loam on 1 to 3 percent slopes is the largest, at about 16.0% of the mapped land, followed by Birome fine sandy loam at about 14.8% and the Birome-Rayex-Aubrey complex at about 13.4%. Grouped by main soil, Birome leads at about 29.3%, then Callisburg at about 20.6% and Navo at about 18.9%.
Birome's highest linear extensibility is 4.5 percent, which the 1980 county survey would class as moderate, but NRCS rates its risk of corrosion to uncoated concrete as High, and rates its largest map unit "Very limited" for homes on concrete slabs under its Texas rating, because the soil is too acid and has high shrink-swell. About 34.5% of the city's mapped land falls in units where shrink-swell is among the reasons for a "Very limited" rating for homes without basements. Those ratings speak for a soil type across the map, not for a given lot.

Undine Texas, LLC serves properties generally east of Yacht Club Road and south of Eagles Landing Boulevard, including Sunset Cove Lane, Dickinson Lane and Lonesome Dove Drive, and Mustang Special Utility District serves most others, Fox Hollow Lane among them. Mustang's 2025 report describes groundwater from the Trinity and Woodbine aquifers plus surface water bought from the Upper Trinity Regional Water District's regional plant.
Mustang's drought plan of February 2025 encourages fewer pool drain-and-refills in Stage 1, further cuts in Stage 2, and in Stage 3 prohibits filling, draining and refilling pools, hot tubs and spas unless the water is needed for structural integrity, for proper operation and maintenance, or to relieve a public safety risk; existing pools may still make up for normal use and evaporation. When its website was read on October 4, 2026, Mustang said it was in Stage 2, with watering one day a week. A deck coating usually goes on with the pool full, since Sider-Crete tapes a thin plastic tarp over the water to catch falling material, so these rules come into play when the pool has to be drained for coping or other work alongside the deck. Residents petitioned to vote in February 1976, and Oak Point incorporated on April 7 of that year as a quiet lakeside town; the City is planning a 50th anniversary celebration for 2026. It began as a general-law city, adopted a council-manager government in 2001, and became a home-rule city when voters approved a charter in November 2022. The City puts its limits at about 5.43 square miles, with about 3.35 more in its extraterritorial jurisdiction, while the Census Bureau's 2025 boundaries hold 5.855 square miles of land and 0.317 of water. The Handbook of Texas, which describes a residential development at the end of Farm Road 424, counts 387 residents in 1980, 645 in 1990 and 1,747 in 2000.
Jake's Place, an 8.5-acre park with youth baseball and soccer fields, is named for Jake Mazur, a teenager killed by lightning while fishing on Lake Fork with his father in 1994.
